Tamanend LED Certified Sites

Tamanend includes two Louisiana Economic Development (LED) Certified Sites to further strengthen
the state’s business and industrial environment.

At the Heart of Meaningful Commerce

The two sites are zoned for office development of 480,000 square feet and warehouse development of 720,000 square feet.

LED Certification identifies development-ready sites enhancing the Louisiana economy. Requirements include:

  • Twenty-five or more contiguous, buildable acres above the 100-year flood plain
  • Infrastructure in place to provide 250,000 gallons of potable water per day
  • Provision for treating 250,000 gallons of wastewater per day
  • Highway access sufficient to support 83,400 pounds
  • Three-phase electrical service
  • Completed Phase I environmental audit and clearance letter for threatened or endangered species
  • Geotechnical survey
  • Cultural resources study
  • Wetlands delineation
  • Advanced telecommunications service

St. Tammany Parish is experiencing incredible growth, and doing business here makes smart business sense:

  • New business incorporations totaled more than 3,000 in 2018, an increase of 20% over the last three years
  • From 2013 to 2018, jobs increased by 9%, from 92,920 to 101,283. This change outpaced Louisiana’s growth rate of 1% and the national growth rate of 8.5% during the same period
  • Estimated 128,000 labor force in 2019
  • Median household income is $68,381, with over 45% earning more than the national average
  • Wages are 39% higher than Louisiana’s median income and 7% higher than the national median income
  • Educated workforce, with 38% of the population having a college degree
